Is this the same as a lender appraisal?
Methodology is similar (USPAP-compliant), but a private appraisal is engaged directly by you for your purpose; no lender or AMC is involved.
Can you use photos I provide?
We’ll always perform our own analysis and typically our own inspection. For desktop or retrospective work, client-supplied docs can supplement.
What documents do you need?
Property address, intended use, intended users, effective date of value, recent improvements, HOA info (if condo), and access instructions.
Will my valuation match Zillow or my tax assessment?
Not necessarily. Automated estimates and assessments serve different purposes and inputs. Our conclusion is supported by market evidence and narrative rationale.
